What moves the price
- Roof type โ coatings suit flat, low-slope and metal roofs; HomeGuide notes the NRCA advises against coating asphalt shingles.
- Condition โ wet insulation, blisters, rust or failed seams must be repaired first.
- Coating system & thickness โ silicone, acrylic, urethane; number of coats.
- Prep โ cleaning, power washing, primers, seam and flashing work.
- Access & height โ steep, tall or hard-to-reach roofs cost more.
- Season โ many coatings need warm, dry weather to cure, which narrows the local working window.
